What is the Ecocor building process?
After the design is finished the windows are ordered, we build the panels in our Maine facility, and install the windows and exterior doors. Once finished, the panels are racked and shipped on trailers to the job site and assembled by the project’s General Contractor, with an Ecocor Site Supervisor there to ensure that the home is erected to Ecocor’s Passive House Standards.
How long does it take to build a house in Ecocor’s facility?
Depending on the size and complexity of the home’s design, it can typically take 4-6 weeks to finish and be ready to ship.
What is included in the pricing for an Ecocor Shell package?
Our Shell Package includes:
- Sub-slab and perimeter insulation/form system (which also acts as the form for the slab)
- Exterior wall panels ready for exterior and interior finishes, and boring holes for Mechanical, Electrical and Plumbing (MEP)
- Interior walls (structural, TBD)
- Ventilation system (Zhender Comfo Air Ventilation System to be installed by the General Contractor on site)
- Roof structure, ready for roofing determined for the project
- Air sealing and insulation
- Windows and exterior doors (installed in the facility)
How does Ecocor work with General Contractors?
We work closely with the General Contractor for each project all the way through the process, from initial project costing through site work. We stay in close communication on all details, such as making sure the blower door test meets the Passive House standard.
What is the local General Contractor responsible for when they work with Ecocor?
The local GC is responsible for site work; concrete and rebar; roofing material (and installation); interior and exterior fit and finishes; mechanical, electrical and plumbing; and ventilation system installation.
How does Ecocor cost projects?
Because each project has many variables, we do not cost projects by the square foot: instead, we assess projects on a case-by-case basis. We do charge a fee to cost projects; fees are based on the size of the home and complexities of its design.
What type of windows does Ecocor use?
Windows are one of the most important components in a Passive House: they are critical in attaining Passive House levels of airtightness and completing the continuity of thermal insulation. We use Viking windows, as we have found that they have the highest quality product on the market today.
Does Ecocor design houses?
Yes. Solsken is our pre-designed line of homes. Designs can be viewed at Solsken by Ecocor.
Can I customize the pre-designed Solsken homes?
Yes, all of our Solsken pre-designed homes may be customized to suit your needs. Some customization may incur additional costs beyond the standard stated prices. Customization will be looked at on a per project basis and relayed to you as we move through the design phases, so decisions can be made throughout the process.
Does Ecocor do “turnkey” projects?
Ecocor does not typically take on turnkey projects, but will consider the possibility on a project-by-project basis. Location, design and partner firms will be among the deciding factors.
Is Ecocor an architecture firm?
We are not an architecture firm, but if a custom home is what you are looking for, we will work with you and your architect to join your plans and designs with our building system.
